BUILDING CODE COMMISSION DECISION ON B.C.C. #93-18-374

IN THE MATTER OF BUT NOT LIMITED TO: Ontario Building Code, O/Reg. 413/90 as amended

Sentence 6.2.3.11.(2)

Prohibiting the circulation of air from one suite to any other suite or to a public corridor or public stairway in a residential occupancy.

COMMISSION RULING:

In favour of the applicant.

Regarding the H.V.A.C. design for the bedrooms on the second and third storey of Covenant House, 20 Gerrard Street East, Toronto

It is the decision of the Building Code Commission that this matter of the recirculating H.V.A.C. system for the bedrooms on the second and third storeys of Covenant House, a support centre for street youth; shows sufficiency of compliance.

CONDITION:

The return air plenum must be separated from the corridor by at least a 3/4 h. fire separation.

REASONS:

  1. The building is fully sprinklered and the alarms will be supervised to a central station.

  1. The building will be under the strict supervision of Covenant staff, 24 hours per day, who will have unrestricted access to all bedrooms.

  1. Duct-type smoke detectors will be provided that will automatically shut off the H.V.A.C. system in the event the fire alarm system is activated.

  1. None of the bedrooms have kitchen or washroom facilities.
