Under the legislation, a landlord has a faster remedy available to deal with a tenant causing a disturbance, such as playing loud music all night.

This applies to a tenant who has a rental unit in a building with three or fewer apartments, and where the landlord also resides . This cuts the eviction process approximately in half.

Remedies include:

  • The notice period to the tenant has been shortened to 10 days from 20 days.
  • The landlord can apply to the Board right after serving the notice on the tenant (the landlord doesn’t need to wait until the notice period is over).
  • The eviction order includes a request that the Sheriff speed up the enforcement of the eviction.
